Commercial buildings in Saskatchewan require consistent roof maintenance to prevent costly damage, extend roof lifespan, and protect structural integrity. A proactive schedule is far cheaper than reactive repairs.
Recommended Inspection Frequency
- Biannual: Thorough inspections every spring and fall
- Post-storm: Visual check after any severe weather event
- Periodic walkthroughs: Monthly or quarterly for flat roofs, especially in spring and fall
What to Inspect
- Roof membranes and foam surface for blisters, cracks, or delamination
- Flashing at walls, curbs, and penetrations
- Drainage systems — drains, gutters, and scuppers
- Interior for signs of active or past leaks (staining, efflorescence)
- Structural integrity at edges and low points

Roof Asset Management
For larger commercial properties, maintain a simple log of inspection dates, findings, and repairs. This helps identify patterns, plan recoating timelines, and build a case for insurance or capital budget purposes.
Adjust for Roof Age
Newer roofs may only need biannual inspections. Roofs approaching their recoating window (10–15 years for SPF) should be checked more frequently.
